Do Not Trust H&H Property Management – Disappointing Service and Lack of Communication

I strongly urge homeowners, tenants, and potential clients to avoid H&H Property Management in Orange County. While the company claims to be family-owned with a focus on quick response times and treating clients' properties as their own, my experience has been far from that. The communication is consistently poor, and I’ve found myself repeatedly reaching out with little to no response. Despite their claim of providing top-notch service with competitive fees, the reality is that they fail to follow through on basic customer service expectations. It's incredibly frustrating to deal with a company that does not live up to its promises.

I cannot recommend their services to anyone looking for reliable and professional property management. There are better options out there.

I had a highly disappointing experience with this property management company. Not only were they dishonest from the beginning by failing to inform us that our property was being sold, but their service was abysmal. The employees seemed inexperienced and made a serious mistake by cashing all of our post-dated checks at once. Instead of taking responsibility and reimbursing me for the thousands of dollars affected, they offered me a credit as a solution. There was a complete lack of empathy for the situation, and they simply suggested that I contact my bank for assistance.

Furthermore, they consistently scheduled last-minute walkthroughs of our units, giving us no time to request time off or make necessary arrangements. It was frustrating to learn later that these walkthroughs were due to the property being in the process of being sold, which included multiple appraisals. The lack of communication regarding the ownership transfer and their disregard for our scheduling needs was highly unprofessional.

To make matters worse, when the property was suddenly sold, I reached out to them with a question via email. Their response was shockingly dismissive, stating that they no longer managed the property and I should contact the owner. I was surprised that they hadn't even bothered to inform the tenants about this significant change.

In summary, this property management company proved to be terrible, with an inexperienced team that lacked professionalism and communication skills. I would strongly advise against engaging their services.

This property management is the worst . Beyond the worst . The lack of communication. And they take forever to fix’s thing . My roof been leaking for almost and year . And have molded siting in . And I keep calling and they are not doing anything about it ,haven’t been able to use that room for year now . They keep using excuses on why they haven’t fixed , But they sure can keep taking my rent money .
